Resolution No. PC-93-28
Page J

The piano lessons will not be detrimental to the
public health, safety or welfare. Due to the use
of electronic keyboards equipped with headphones
instead of pianos, only the piano would make
audible noise. All the homes in the development
have special windows to buffer noise. No changes
will be made to the exterior of the structure, and
no part of the use will be conducted out of doors.

C. That the proposed conditional use will comply with
each of the applicable provisions of this chapter.

The home occupation is required to comply with the
conditions stipulated in Chapter 18.104.030.
Additionally, staff has recommended, and the
Commission may add, other conditions for the
operation of the home occupation which further
ensure compliance with the zoning ordinance and its
objectives. As with any use permit, the home
occupation permit can be suspended or revoked if
the conditions are not met.

WHEREAS, projects of this nature are categorically exempt from the
requirements of the California Environmental Quality Act
(CEQA); and

WHEREAS, the Planning Commission determined that the proposed
conditional use is appropriate for the site.

NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON
RESOLVES THE FOLLOWING:

section 1. Approves Case UP-93-20, the application of Kathleen L.
Defillo for a non-exempt home occupation conditional use
permit to conduct piano lessons within a single-family
residence located at 3683 Annis Circle, subject to the
conditions shown on Exhibit "B" attached hereto and made
part of this case by reference.

section 2. This resolution shall become effective 15 days after
its passage and adoption unless appealed prior to that
time.
