<br />Resolution No. PC-93-22 <br />Page 4 <br /> <br />7. The proposed property line fencing shall be modified to <br />include the following changes. The fencing along the eastern <br />side property line shall be reduced to 4 ft. in height for the <br />length that extends from the front edge of the structure to <br />the 4' high front property line fence. The western side <br />property line fencing, along the driveway, shall stop at the <br />front edge of the structure, approximately 21 ft. from the <br />front property line. This revised configuration shall be <br />shown for the review and approval by the Planning Director <br />prior to the issuance of building permits. <br /> <br />9. All utility lines and trenches shall be located outside the <br />dripline of the A. altissima tree. The location of utility <br />lines and trenches shall be submitted in conjunction with the <br />building permit plans for review and approval by the Planning <br />Director, City Engineer, and Building Department. <br /> <br />10. The applicant shall submit a final lighting plan for the <br />building and the site for the review and approval of the <br />Planning Director prior to issuance of building permits. <br />Lighting shall be directed away from adjacent residences. <br /> <br />11. All trash and refuse shall be contained completely within <br />enclosures architecturally compatible with the main structure. <br />The materials and color of the enclosure walls shall match the <br />building walls and the gates shall be corrugated metal or <br />solid wood. The location and design of the enclosures shall <br />be shown on the plans submitted for issuance of building <br />permits and shall be subject to the approval of the Planning <br />Director and Fire Chief. Trash containers shall be stored <br />within the enclosure at all times, except when being unloaded. <br /> <br />12. All parking spaces shall be striped. Wheel stops shall be <br />provided unless the spaces are fronted by concrete curbs, in <br />which case sufficient areas shall be provided beyond the ends <br />of all parking spaces to accommodate the overhang of <br />automobiles. <br /> <br />13. All utilities required to serve any existing or proposed <br />development on-site shall be installed underground, unless <br />otherwise determined by the City Engineer. <br /> <br />14. The applicant shall enter into an agreement with the City, <br />approved by the city Attorney, which guarantees that all <br />landscaping and open space areas included in this project will <br />be maintained at all times in a manner consistent with the <br />approved landscape plan for this development. Said agreement <br />shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br />
