The fencing along the eastern
side property line shall be reduced to 4 ft. in height for the
length that extends from the front edge of the structure to
the 4' high front property line fence. The western side
property line fencing, along the driveway, shall stop at the
front edge of the structure, approximately 21 ft. from the
front property line. This revised configuration shall be
shown for the review and approval by the Planning Director
prior to the issuance of building permits.

9. All utility lines and trenches shall be located outside the
dripline of the A. altissima tree. The location of utility
lines and trenches shall be submitted in conjunction with the
building permit plans for review and approval by the Planning
Director, City Engineer, and Building Department.

10. The applicant shall submit a final lighting plan for the
building and the site for the review and approval of the
Planning Director prior to issuance of building permits.
Lighting shall be directed away from adjacent residences.

11. All trash and refuse shall be contained completely within
enclosures architecturally compatible with the main structure.
The materials and color of the enclosure walls shall match the
building walls and the gates shall be corrugated metal or
solid wood. The location and design of the enclosures shall
be shown on the plans submitted for issuance of building
permits and shall be subject to the approval of the Planning
Director and Fire Chief. Trash containers shall be stored
within the enclosure at all times, except when being unloaded.

12. All parking spaces shall be striped. Wheel stops shall be
provided unless the spaces are fronted by concrete curbs, in
which case sufficient areas shall be provided beyond the ends
of all parking spaces to accommodate the overhang of
automobiles.

13. All utilities required to serve any existing or proposed
development on-site shall be installed underground, unless
otherwise determined by the City Engineer.

14. The applicant shall enter into an agreement with the City,
approved by the city Attorney, which guarantees that all
landscaping and open space areas included in this project will
be maintained at all times in a manner consistent with the
approved landscape plan for this development. Said agreement
shall run with the land for the duration of the existence of
the structures located on the subject property.
