The development shall be substantially as shown on the <br />development plans, Exhibit "A", dated "Received April 19, <br />1993" on file with the Planning Department, except as modified <br />by the following conditions. Minor changes to the plans may <br />be allowed subject to the approval of the Planning Director if <br />found to be in substantial conformance to the approved <br />exhibits. <br /> <br />2. The applicant shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />3. The rear structure, trash enclosure, and decorative pavement <br />shall be moved in a southerly direction 3 ft. in order to <br />increase the rear yard setback from 5 ft. to 8 ft. The <br />enclosed lawn area shall be reduced to 13 ft. in length from <br />16 ft. in order to preserve a 25 ft. aisle behind the <br />uncovered parking stalls. This revised configuration shall be <br />submi tted for the review and approval by the Planning Director <br />prior to the issuance of building permits. <br /> <br />4. The design of the new rear two-story structure shall be <br />modified in the following two ways. The first modification <br />shall include the extension of the wood bellyband between the <br />two second-story overhangs on the east building elevation. <br />The second modification shall include the addition of some <br />relief or detailing (i.e. dormer windows, recessed windows, <br />etc.) on the rear building elevation to break up the "flat" <br />two-story facade and provide an interesting and varied <br />appearance. These changes shall be submitted for the review <br />and approval of the Planning Director prior to the issuance of <br />building permits. <br /> <br />5. The final color scheme for both buildings shall be submitted <br />for the review and approval by the Planning Director prior to <br />the issuance of building permits. The final color scheme <br />shall be designed to be in harmony with other buildings in the <br />neighborhood. <br /> <br />6. The proposed landscape plan shall be revised to indicate the <br />planting of a tree in the front yard lawn area of the existing <br />residence. The location, size, and species of this tree shall <br />be subject to the review and approval by the Planning Director <br />prior to the issuance of building permits. <br />
