<br />Resolution No. PC-93-13 <br />Page 13 <br /> <br />26. The developer's contractor(s) shall obtain an encroachment <br />permit from the city Engineer prior to moving any construction <br />equipment onto the site. <br /> <br />27. The Development Plan shall be modified as follows: <br /> <br />a. All garage doors in Areas "A", "B", and "C" shall be <br />sectional "roll-up" doors. This detail shall be shown on <br />the building plans for review and approval by the Planning <br />Director prior to issuance of building permits. Homeowners <br />shall be provided with remote controlled garage door <br />openers. <br /> <br />b. The maximum width of the motor court in Area "A" and "B" <br />shall be 22' measured from back-of-the-rolled-curb to back- <br />of-the-rolled-curb. This detail shall be shown on the <br />tentative map to the satisfaction of the City Engineer. <br /> <br />c. The recreation buildings in Areas "A", "B", and "C" shall <br />each include a kitchenette. This detail shall be shown on <br />the building plans for review and approval by the planning <br />Director prior to issuance of building permits. <br /> <br />d. A meandering 8' wide concrete or asphalt sidewalk/park <br />trail shall be constructed in the ACTC. This detail shall <br />be shown on the final site, engineering, and landscape <br />plans prior to issuance of building permits. with <br />recordation of the final map, the developer shall grant a <br />public access easement over the sidewalk/park trail only. <br />The wording for the easement shall be provided to the City <br />Attorney for review and approval. <br /> <br />e. In Areas "A" and "B" stepping stones and gates shall be <br />provided between the private rear yard fences and the <br />common open space pathways. This detail shall be shown on <br />the site plan, landscape plan, and fence plans for review <br />and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />f. Area "A" <br /> <br />Unless otherwise specified, the following design changes <br />shall be shown on the tentative map submittal to the <br />satisfaction of the City Engineer and Planning Director: <br /> <br />1) Driveway aprons shall have a maximum length of 5' <br />measured from the face-of-garage to the back of the <br />rolled curb. <br />
