<br />Resolution No. PC-93-0S <br />Page 4 <br /> <br />Exhibit "B" <br />Conditions of Approval <br />Resolution No. PC-93-0S <br />Tract 6601 <br /> <br />1. The proposed subdivision shall conform substantially to the <br />site plan, grading plan, and related materials, Exhibit A <br />(dated "Received January 12, 1993"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. The details of the affordability program for the sale of the <br />seven townhouse units shall be submitted for review and <br />approval by the city council prior to sale of the units. <br /> <br />3. The final grading and utility plan shall be SUbject to review <br />and approval by the city Engineer in conjunction with the <br />final map. <br /> <br />4. The final map shall include a provision for maintenance of the <br />common driveway by the future owners of Lots 1, 2, and 3. <br />Said maintenance agreement shall be submitted for review and <br />approval by the City Attorney and shall be recorded in <br />conjunction with the final map. <br /> <br />5. The final map shall include a private drainage easement along <br />the common driveway serving Lots 1, 2, and 3 to accommodate <br />the water and sanitary sewer lines within the driveway. The <br />alignment of the easement shall be subject to review and <br />approval by the City Engineer. <br /> <br />6. The haul route for the project shall be as follows: <br />I-680/Sunol Boulevard/First Street/Stanley Boulevard/Bernal <br />Avenue/Palomino Drive/Concord street. Any modifications to <br />the haul route shall be subject to review and approval by the <br />City Engineer. <br /> <br />7. A final lighting plan for the development shall be submitted <br />for review and approval by the Planning Director prior to the <br />issuance of building permits for the units. The plan shall be <br />designed to direct lighting away from adjacent residences. <br /> <br />8. The species and location of the six street trees required in <br />Condition 55 of the PUD approval shall be submitted for review <br />and approval by the Planning Director prior to the issuance of <br />building permits for the units. <br /> <br />9. <br /> <br />Except as otherwise modified by the <br />conditions of approval, all conditions of <br />remain in full force and effect. <br /> <br />approved plan or <br />Case PUD-92-8 shall <br /> <br />10. This project shall also be subject to the standard conditions <br />for tentative maps, attached hereto and made part of this case <br />by reference. <br /> <br />{end} <br />
