<br />Resolution No. PC-93-04 <br />Page 7 <br /> <br />14. The existing retaining wall located north of Lot #4 shall be <br />removed by the developer at the time of the installation of <br />the public improvements. The specific details of the removal <br />and the transition onto the adjacent property shall be <br />submitted in conjunction with the tentative map. <br /> <br />15. The applicant is responsible for dedicating the necessary <br />right-of-way for the future Rose Avenue street width. The <br />developer shall install street frontage improvements per <br />Chapter 19.40.010 of the Pleasanton Municipal Code and to the <br />satisfaction of the City Engineer. These improvements may <br />include, but are not necessarily limited to, grading, curb, <br />gutter, and sidewalk along the north side of Rose Avenue; <br />curb, gutter and landscaping on the south side of Rose Avenue; <br />paving, storm drain, sanitary sewer, water facilities, street <br />lighting, underground utilities, traffic control devices, and <br />landscaping and automatic irrigation systems. Specific <br />improvement details shall be submitted for review and approval <br />with any subdivision application and shall be shown on the <br />tentative map. <br /> <br />16. The applicant shall extend the existing 12 inch water line <br />from its existing easterly terminus westerly to the westerly <br />boundary of the project site. These improvements shall be <br />shown on the tentative map. <br /> <br />17. The applicant shall pay a pro-rata share of the future water <br />and sewer main extension from the project site to Valley <br />Avenue/Koll Center Parkway as determined by the City Engineer. <br />Said costs shall be paid prior to approval of the final map. <br /> <br />18. The applicant shall be responsible for the undergrounding of <br />utilities within the site and the undergrounding along Rose <br />Avenue across the project frontage as determined by the City <br />Engineer. <br /> <br />19. A disclosure statement which informs all potential property <br />owners of the typical activities and potential impacts of the <br />Fairground to the south shall be recorded in all property <br />deeds. Specific details shall be submitted to the Planning <br />Director for review and approval prior to final map approval. <br /> <br />20. The applicant shall extend the existing sewer line on Rose <br />Avenue to the westerly boundary of the site. This improvement <br />shall be shown on the tentative map. <br /> <br />21. The applicant shall install all necessary storm drain <br />improvements to the satisfaction of the City Engineer. Said <br />improvements shall be shown on the tentative map. <br />
