<br />Resolution No. PC-93-04 <br />Page 6 <br /> <br />6. A detailed landscape, irrigation, and fence plan for the area <br />around the cul-de-sac shall be submitted to the Planning <br />Director for approval prior to the approval of any subdivision <br />application. In general, a 10 foot low maintenance landscape <br />strip shall be established between the fence and the edge of <br />sidewalk around the cul-de-sac. <br /> <br />7. The developer shall cooperate with adjacent property owners <br />along Rose Avenue in order to develop a street tree and <br />landscape program for Rose Avenue. The landscaping shall be <br />consistent with the approved City standards for street <br />landscaping for City maintenance responsibility. The <br />landscaping program shall be submitted to the Planning <br />Director for review and approval prior to final map approval. <br />In general, street trees shall be of an orchard-type of <br />variety, e.g. flowering pear. <br /> <br />8. The developer shall submit a grading plan for the site to the <br />Planning Director for review and approval pr10r to the <br />approval of the tentative map. The grading plan shall include <br />the proposed finished grading of the site and any revisions to <br />the grading of the public street. The objective of this <br />grading plan shall be to limit grading and emulate, to the <br />greatest extent possible, the natural grades of the site. The <br />grading plan shall also attempt to eliminate the existing <br />retaining wall along the southeastern boundary of the site. <br /> <br />9. Specific fence designs for the entire development shall be <br />submitted to the Planning Director for review and approval <br />prior to final map. <br /> <br />10. Future homes shall be subject to design review pursuant to the <br />city of Pleasanton Municipal Code. <br /> <br />11. A disclosure statement which informs all potential property <br />owners of the future extension of the proj ect' s interior <br />public street shall be prepared to the satisfaction of the <br />Planning Director. Specific details shall be submitted to the <br />Planning Director for review and approval prior to final map <br />approval. <br /> <br />12. The cul-de-sac shall have a 45 foot face of curb radius. The <br />cul-de-sac redesign shall be shown on the tentative map. <br /> <br />13. An updated set of the design guidelines incorporating the <br />conditions contained herein shall accompany any subdivision <br />map application. The updated guidelines shall be submitted to <br />the Planning Director for review and approval prior to <br />submittal to ensure that all conditions have been <br />satisfactorily included. The design guideline shall be <br />provided to each lot purchaser at the time of sale. <br />
