<br />4-7: Pedestrian/Bicvcle Facilities <br /> <br />Pedestrian and bicycle pathways shall be provided along the <br />project's Sunol Boulevard frontage. If separate facilities <br />can not be incorporated within available space, a combined <br />pedestrian/two-way bike sidewalk or path could be developed. <br />Signing for a combined route shall specifically state that <br />bicycles are permitted to use the facility. Specific details <br />shall be provided in conjunction with any tentative map <br />application. <br /> <br />5. VISUAL IMPACT AND SITE DESIGN <br /> <br />5-1: proiect site Plan Revisions <br /> <br />The applicant shall refine the site plan and/or design <br />guidelines to include the following changes: <br /> <br />A. A minimum of 20 percent of the perimeter landscaping <br />shall be of 24 inch box size trees. A minimum of 50 <br />percent of the trees along the perimeter of he entire <br />site shall be of a native or drought tolerant evergreen <br />variety. An additional 20 trees shall be installed along <br />the 1-680 and Sunol Boulevard frontage. The final <br />landscape plan shall be modified accordingly and shall be <br />submitted to the Design Review Board for review and <br />approval in conjunction with any tentative map <br />application. <br /> <br />B. A landscape installation phasing plan shall be submitted <br />to the Planning Director for review and approval prior to <br />Final Map approval. In general, this plan shall seek to <br />install all landscaping which would not be impacted by <br />construction activity prior to the commencement of <br />building construction. <br /> <br />c. Fencing along the rear property line and along the side <br />yard property lines within 30 feet of the rear yard for <br />Lots #9, #10, #14, #15, #19, and shall be limited to an <br />open wire type of fence. An open wire fence shall also <br />be required along the modified rear property line or the <br />open space easement and along the side yard property line <br />within 30 feet of the rear fence for Lots #1 - #6 and #26 <br />- #29. The design of this fencing and the design of the <br />solid good neighbor fencing at their ultimate location <br />shall be submitted with the final landscape plan to the <br />Design Review Board for review and approval. <br /> <br />D.
