4-5 Improvements to Sunol Boulevard Along Project Frontage:
dedicate land along project frontage and pay pro-rata share of
constructing the ultimate improvements (Draft EIR, page 4-18) .
It was determined that the applicant was required to dedicate
land and construct the required improvements, therefore, said
mitigation measure was considered and adopted with pertinent
changes as condition 4-5, Exhibit "B" of the Planning
commission staff report dated May 27, 1992.

Findinq: Mitigation Measures 4-1 through 4-5 Feasible and Required

The city finds that it is feasible to mitigate this impact to a
less-than-significant level and said mitigation measures shall be
required as a "Condition of Approval" to the project. said
mitigation measure was considered and adopted with any pertinent
changes as Condition 4-5, Exhibit "B" of the planning commission
staff report dated May 27, 1992.

project-Related Daily Traffic Volume Impacts

Impact:
Trestle

Unsafe traffic flow on Happy Valley Road at Railroad

The city finds that approval of the project could result in unsafe
traffic conditions on Happy Valley Road in the vicinity of the
railroad trestle, due to the current narrow road width. This is a
significant impact (Draft EIR, page 4-12).

proposed Mitigation Measure of the EIR

The EIR identified the following mitigation measure which would
SUbstantially avoid this impact.

4-6 widen Happy Valley Road from carriage Drive to Pleasanton
Sunol Road (Draft EIR, page 4-19). said mitigation measure
was considered. It was determined that with the reduction in
traffic and the installation of traffic light at Arlington
Drive, Happy Valley Road would need to be widened but there
would be no impact on Happy Valley Road at the railroad
trestle. A mitigation measure was adopted with pertinent
changes as Condition 4-6, Exhibit "B" of the planning
Commission staff report dated March 25, 1992.

Findinq: Mitiqation Measure 4-6 Feasible and Required

The city finds that it is feasible to mitigate this impact to a
less-than-significant level and said mitigation measure shall
become a "Condition of Approval" to the project. The city shall
require these improvements at the time of project development.

5

11

. :1
