SECTION 4 FINDINGS REGARDING PROJECT ALTERNATIVES The E1R prepared for the project considered five alternatives to the project as follows. The reasons each alternative is found feasible or infeasible follows the description of the alternative. No-project Alternative This alternative would not approved the subject proposal, leaving the project site in its current state. This alternative would delay development of the site and maintain current passive open space uses. Mitigation measures incorporated into the project, or conditions of approval which will be imposed on the specific approvals for development of the project site, have substantially mitigated, or will substantially mitigate, all of the environmental effects of the project, thereby diminishing or obviating the perceived mitigating benefits of adopting the No-Project Alternative; . Specifically, the project incorporates the dedication of a larger percentage of the site in various open space uses. Implementation of this alternative is not necessary in order to mitigate to an insignificant level the various effects of the project; . Preservation of open space is not an explicit General Plan objective for the project site, as the project site is currently designated for industrial use; and . The No-project Alternative would eliminate a potential source of funding for schools facilities and park improvements to help serve the wider community and Sunol Avenue widening along the project frontage to improve traffic conditions on this city arterial. 27 " .
