<br />10. The applicant shall enter into an agreement with the City, <br />approved by the city Attorney, which guarantees that all <br />landscaping and open space areas included in this project will <br />be maintained at all times in a manner consistent with the <br />approved landscape plan for this development. Said agreement <br />shall run with the land for the duration of the existence of <br />the structures located on the subject property. <br /> <br />11. All parking spaces shall be striped. <br /> <br />12. All utili ties required to serve any existing or proposed <br />development on-site shall be installed underground, unless <br />otherwise determined by the City Engineer. <br /> <br />13. The location of any pad mounted transformers shall be subject <br />to approval by the Planning Director prior to issuance of <br />permits by the Building Department. Such transformers shall <br />be screened by landscaping or contained within an enclosure <br />matching the building and with corrugated metal gates. All <br />transformers shall be shown on the plans submitted for <br />issuance of building permits. The applicant shall attempt to <br />locate transformers at the rear of the site. <br /> <br />14. Landscape and Irrigation: <br /> <br />a) The applicant shall install trees, shrubs, and <br />ground cover in the 1-580/Foothill Road Off-ramp right-of- <br />way. Trees and shrubs shall be located no closer than <br />30' to the travel lane and shall maintain the sight-line <br />on the off-ramp. Planting shall be maintained for 1 year <br />and shall be irrigated for 3 years by the applicant after <br />installation. Installation shall be with an encroachment <br />permit issued by the California state Department of <br />Transportation. Landscape planting shall be shown on the <br />final landscape plan set. <br /> <br />b) The applicant shall transplant the 2 existing olive <br />trees. The location for the olive trees and the 2 oak <br />tress to be transplanted shall be shown on the final <br />landscape plan set. All transplanting work shall be <br />supervised by the consulting arborist. <br /> <br />c) A minimum of 20% of the of the 242 new trees to be used <br />in landscaping planted -- 48 trees -- shall be 24" box <br />size specimen trees. These trees shall be planted along <br />the sides of the project facing Dublin Canyon Road and <br />the 1-580/Foothill Road off-ramp. The new trees shall be <br />shown on the final landscape plan set subject to approval <br />of the Planning Director prior to issuance of building <br />permits. The remaining trees shall be a minimum of 15 <br />gallons in size. All shrubs shall be a minimum of 5 <br />gallons, unless otherwise shown on the approved landscape <br />plan. <br />
