<br />Building form, wall plane surfaces, and roofs <br />are generally varied throughout the project. <br />Bay windows are used on most of the second-and <br />third-floor end elevations to articulate and <br />vary the building form. Proposed building <br />materials and colors have been selected to <br />complement the adjacent contemporary <br />structures. <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The project site is relatively flat. On-site <br />grading will be completed in conformance with <br />city standards. Finish grades will match <br />surrounding development. <br /> <br />Drainage system improvements will be subject <br />to city review and standards. The existing <br />drainage ditch traversing the site will be <br />incorporated into the overall drainage system. <br /> <br />5. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />Previous on-site geologic testing revealed the <br />absence of any faults on the site. The 50' <br />seismic setback zone for the Calaveras fault <br />near the easternmost corner of the site. All <br />buildings are locate well away from the fault <br />zone. <br /> <br />been <br /> <br />The flood hazard maps of the Federal Emergency <br />Management Agency (FEMA) indicate that the <br />project site is not located within a flood- <br />prone area. <br /> <br />The project site lies within the 1- <br />580/Foothill Road noise corridor. The project <br />includes appropriate measures to reduce the <br />interior noise levels to acceptable City <br />standards. <br /> <br />The building design allows for direct roof <br />access with existing city fire apparatus. <br /> <br />utilities will be extended onto the site in <br />compliance with City standards. <br /> <br />6.
