<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNXA <br /> <br />RESOLUTION NO. PC-92-37 <br /> <br />RESOLUTXON APPROVXNG A CONDITIONAL USE PERHXT AS FILED UNDER <br />CASE UP-92-14 FOR ALETA DENT/HUNTINGTON LEARNING CENTER <br /> <br />WHEREAS, Aleta Dent/Huntington Learning Center has applied for a <br />conditional use permit to operate an educational tutoring <br />center to be located at 5820 Stoneridge Mall Road, suite <br />120, in the Foothill Professional Center; and <br /> <br />WHEREAS, zoning for the property is C-R [p] (Regional Commercial - <br />Peripheral Area); and <br /> <br />WHEREAS, at their duly noticed public hearing of May 13, 1992, the <br />Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />A. The proposed location of the conditional use is in <br />accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives of the zoning ordinance are <br />to: foster a harmonious, convenient, workable <br />relationship among land uses, protect existing land <br />uses from adverse influences and harmful <br />intrusions, and to insure that public and private <br />lands ultimately are used for the purposes which <br />are most appropriate and beneficial to the City as <br />a whole. The proposed use would be consistent with <br />these objectives. <br /> <br />The subject building is located in the Foothill <br />Professional Center which has the characteristics <br />of the city's C-R (p) Regional Commercial District. <br />One purpose of the Regional commercial district is <br />to provide locations for uses that can operate in <br />close proximity to commercial and office uses with <br />minimum mutual adverse impact. Major centers must <br />be developed in accord with high standards of site <br />planning, architecture, and landscape design. As <br />proposed, the use will not alter in any way the <br />approved exterior of the Foothill Professional <br />Center building so as to detract from its high <br />development standards. As conditioned, the <br />proposed use will be compatible with adjacent <br />office/commercial users in that it will occur <br /> <br />.. <br /> <br />- <br />
