10. The applicant shall install bicycle racks or lockers to accommodate at least 19 bicycles on site 11D. The location of the bicycle racks/lockers shall be shown on the final development plan and shall be subject to review and approval by the Planning Director prior to issuance of building permits for the project. 11. The applicant shall construct the mechanical equipment screens with stucco or similar materials to match the texture of the tilt-up concrete wall panels. The equipment screens shall be painted to match the building wall color. 12. The applicant shall redesign to the satisfaction of the City Engineer, the storm drain system such that the grate elevation is above the 100 year hydraulic grade line. 13. Access to the existing on-site sanitary sewer manholes shall be maintained at all times during construction. 14. No trees shall be planted within the 10 ft. wide easement for the East Amador Relief Sewer which traverses the northeast corner of the site. 15. The applicant shall install to the satisfaction of the city Engineer, grease and sand interceptors, or subsequently approved devices in conformance with the city's non-point discharge plan, capable of separating dirt and oil from parking lot storm drain runoff. 16. Traffic improvements, designed to the satisfaction of the City Traffic Engineer for the intersections at Hopyard Road and Owens Drive, Santa Rita Road and stoneridge Drive, and Santa Rita Road and Valley Avenue, shall be funded or under construction prior to issuance of building permits for the project. 17. This project shall be subject to the standard Conditions of Development, attached hereto and made part of this case by reference, except Condition Nos. 12, 14, 29, 46, and 49. {end} II . I .
