<br />10. The applicant shall install bicycle racks or lockers to <br />accommodate at least 19 bicycles on site 11D. The location of <br />the bicycle racks/lockers shall be shown on the final <br />development plan and shall be subject to review and approval <br />by the Planning Director prior to issuance of building permits <br />for the project. <br /> <br />11. The applicant shall construct the mechanical equipment screens <br />with stucco or similar materials to match the texture of the <br />tilt-up concrete wall panels. The equipment screens shall be <br />painted to match the building wall color. <br /> <br />12. The applicant shall redesign to the satisfaction of the City <br />Engineer, the storm drain system such that the grate elevation <br />is above the 100 year hydraulic grade line. <br /> <br />13. Access to the existing on-site sanitary sewer manholes shall <br />be maintained at all times during construction. <br /> <br />14. No trees shall be planted within the 10 ft. wide easement for <br />the East Amador Relief Sewer which traverses the northeast <br />corner of the site. <br /> <br />15. The applicant shall install to the satisfaction of the city <br />Engineer, grease and sand interceptors, or subsequently <br />approved devices in conformance with the city's non-point <br />discharge plan, capable of separating dirt and oil from <br />parking lot storm drain runoff. <br /> <br />16. Traffic improvements, designed to the satisfaction of the City <br />Traffic Engineer for the intersections at Hopyard Road and <br />Owens Drive, Santa Rita Road and stoneridge Drive, and Santa <br />Rita Road and Valley Avenue, shall be funded or under <br />construction prior to issuance of building permits for the <br />project. <br /> <br />17. This project shall be subject to the standard Conditions of <br />Development, attached hereto and made part of this case by <br />reference, except Condition Nos. 12, 14, 29, 46, and 49. <br /> <br />{end} <br /> <br />II .
