<br />EXHIBIT B <br /> <br />Conditions of Approval <br />Resolution PC-92-33 <br />Case PUD-81-30-54D-1M <br /> <br />1. The proposed development shall conform substantially to the <br />site plans, elevations, and related materials, Exhibit A <br />(dated "Received March 2, 1992"), on file with the Planning <br />Department, except as modified by these conditions. <br /> <br />2. The applicants shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. The building shall be designed and constructed <br />to meet all applicable building and fire codes. <br /> <br />3. All signs shall be based on the sign program on the <br />development plans dated "Received March 2, 1992" on file with <br />the Planning Department. The specific details for each sign <br />shall be subject to review and approval by the Planning <br />Director. Any future signage shall be consistent with the <br />Hacienda Business Park Design Guidelines and shall be subject <br />to review and approval by the Planning Director. <br /> <br />4. Exterior walls shall be free of air conditioning, heating or <br />other mechanical equipment. <br /> <br />5. All roof equipment must be located below the top of the <br />parapet wall to the satisfaction of the Planning Director. <br />Evidence to this effect shall be submitted to the Planning <br />Director prior to building permit issuance. <br /> <br />6. Any backflow prevention devices, double check valves, or <br />transformers servicing the site shall be shown on the <br />development plan submitted for approval by the Planning <br />Director prior to issuance of a building permit. These <br />devices shall be screened and painted to the satisfaction of <br />the Planning Director. <br /> <br />7. Reciprocal access, parking, and maintenance easements shall be <br />established to ensure joint use of parking and access to <br />driveways by both phases of this project. said easements <br />shall be subject to review and approval by the Planning <br />Director. <br /> <br />8. All fire hydrant locations shall be subject to the approval of <br />the City Fire Marshall prior to issuance of building permits. <br /> <br />9. The applicant shall specify the types, sizes, numbers, and <br />location of all trees, shrubs, and groundcover used on the <br />site. These details shall be shown on the final landscape <br />plan and shall be subject to review and approval by the <br />Planning Director prior to issuance of building permits for <br />the project. <br />
