<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-29 <br /> <br />RESOLUTION APPROVING A CONDITIONAL USE PERMIT AS FILED UNDER <br />CASE UP-92-7 FOR CARDEN WEST SCHOOL <br /> <br />WHEREAS, Carden West School has applied for a conditional use <br />permit to install a 24 ft. X 60 ft. modular trailer for <br />additional classroom space at the existing Carden West <br />private school located at 4444 Black Avenue; and <br /> <br />WHEREAS, zoning for the property is P (Public and Institutional); <br />and <br /> <br />WHEREAS, at their duly noticed public hearing of March 25, 1992, <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purpose of the district in which <br />the site is located. <br /> <br />The site is on Black Avenue in an area zoned "P" <br />(Public and Institutional). The intent of this <br />zone is to provide for the orderly establishment of <br />pUblic and quasi-pUblic institutional uses. The <br />Carden West School serves as one of the few <br />private, non-parochial schools in the Pleasanton <br />area and has operated successfully on the site for <br />more than two years. The new modular unit can be <br />physically accommodated on the site with not <br />adverse impacts, and the added enrollment would not <br />exceed the limit contemplated in the original use <br />permit. <br /> <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />The proposed modular unit would occupy an unused <br />area in convenient proximity and relationship to <br />the existing school area. While the unit is an <br />expansion of the school space, it is not a new use <br />for the area. Furthermore, enrollment would not <br />exceed the level contemplated in the use permit. <br />
