<br />13. The developer shall dedicate that portion of land within the <br />public right-of-way along Pleasanton Avenue and a 10 foot <br />sewer easement along the west side of the building as shown on <br />the development plan. This shall be done prior to occupancy. <br /> <br />14. The driveway entrance shall be constructed to 30 feet, unless <br />otherwise approved by the City Engineer. <br /> <br />15. A sidewalk shall be constructed from the entrance of the <br />building west to connect with the existing sidewalk along <br />Bernal Avenue. Specific details shall be submitted for review <br />and approval to the Planning Department and the City Engineer <br />prior to building permit issuance. Specific mitigation <br />measures shall be incorporated to account for the roots of the <br />existing sycamore trees as approved by the city's Landscape <br />Architect. <br /> <br />16. All trash and refuse shall be contained completely within <br />enclosures architecturally compatible with the building. The <br />materials and colors of the enclosure walls shall match the <br />building walls and the gates shall be of solid metal or wood. <br />Landscaping around the enclosure shall be bermed up around the <br />structure to screen it with earth mounding and landscaping. <br />The location and design of the enclosure(s) shall be shown on <br />the plans submitted for issuance of building permits, subject <br />to the review and approval of the Planning Director prior to <br />building permit issuance. <br /> <br />17. The location of any pad-mounted transformers shall be subject <br />to approval by the Planning Director prior to issuance of <br />building permits. Such transformers shall be screened by <br />landscaping or contained within an enclosure matching the <br />building and with corrugated metal gates. All transformers <br />shall be shown on the plans submitted for issuance of building <br />permits. <br /> <br />18. The development plan/design review approval shall be valid for <br />a period of 2 1/2 years (30 months). <br /> <br />19. All trees shall be planted 10 feet clear of the sewer <br />easement. <br /> <br />20. The following uses shall be permitted: <br /> <br />a. Administrative headquarters and executive offices <br />b. Business offices, including wholesaling establishments <br />without stock, and not including the retail sales of any <br />commodity on the premises <br />c. Business service offices, including employment agencies, <br />accountants, notaries, stenographic, addressing, <br />computing, and related services <br />d. Consulting service offices, business and professional <br />e. Design professions not including retail sales on the <br />premises <br />
