<br />EXHIBIT B <br /> <br />Conditions of Approval <br />Resolution PC-92-26 <br />Case PUD-89-14-1D <br /> <br />1. <br /> <br />The development shall be substantially as shown <br />development plans dated "Received January 6, 1991" <br />with the Planning Department, except as modified <br />conditions. <br /> <br />on the <br />on file <br />by these <br /> <br />2. Prior to the installation of any tenant or building <br />identification sign on site, a comprehensive sign program <br />shall be submitted to the Planning Director for review and <br />approval. In general, any tenant wall mounted signs shall be <br />limited to the first floor, shall be constructed of halo-lit <br />letters, and shall be constructed with brushed metal faces to <br />complement the building. Minor deviations to these <br />requirements may be permitted subject to Planning Director <br />review and approval. <br /> <br />3. Prior to occupancy, the landscape architect shall certify <br />in writing, in a manner acceptable to the Planning <br />Department, that the landscaping has been installed in <br />accordance with the approved landscape plans with respect <br />to size, number and species of plants, and overall design <br />concept. A modified landscape plan shall be sUbject to <br />review and approval by the Planning Director prior to <br />building permit issuance and shall include the following: <br /> <br />a. The proposed shrubs to be installed adjacent to the <br />garage vent openings shall be reviewed, modified if <br />necessary, and approved by the Planning Director prior to <br />issuance of a building permit. <br /> <br />b. wild strawberry shall be transitioned into the spring <br />cinquefoil at the southeast corner of the property. <br /> <br />4. The developer shall comply with all recommendations and <br />conditions contained in the tree report prepared by William <br />Owen, dated August 15, 1991. The developer shall arrange for <br />a horticultural consultant to conduct a field inspection prior <br />to issuance of grading permits and during grading to ensure <br />that all recommendations have been properly satisfied. The <br />consultant shall verify in writing to the developer and <br />Planning Director, that such recommendations have been <br />followed. <br /> <br />5. The developer shall comply with all recommendations and <br />conditions contained in the Memorandum from Mike Fulford, <br />dated January 29, 1992, including, but not limited to, the <br />following: <br />
