Throughout the design of this infill project, much
consideration has been given to minimizing any
potential impacts on the adjacent residential
developments. 1'he project has been designed so
that the proj ect is compatible with surrounding
development. The design is also consistent with
the property's "Gateway" characteristics.

4. The grading takes into account environmental
characteristics and is designed in keeping with the
best engineering practices to avoid erosion,
slides, or flooding to have as minimal an effect
upon the environment as possible.

Subsequent grading of the site would be limited.
The site is generally flat and sUbsequent
development shall minimize grading. There are no
topographical or environmental constraints
associated with the development of the property.
All of the project improvement plans will be
reviewed and approved by the city for their
compliance to standard soil erosion control
practices.

5.

The streets
located to
landscape:

and buildings have been designed and
complement the natural terrain and

Heritage trees on site will be preserved as part of
the development. Conditions of approval have been
included to require a greater building setback to
ensure their preservation. All surrounding street
improvements are existing and the development will
connect to those streets per city standards.

6.

Adequate public safety measures have
incorporated into the design of the plan:

been

Necessary PUblic safety measures have
incorporated into the design of the plan.

been

7. The plan conforms to the purposes of the PUD
District:

The site's isolation, configuration,. and infill
character necessitates the PUD zon1ng for its
development. The PUD zoning allows flexibility to
design the project to account for the physical and
other unique features of the parcel.

WHEREAS, the Planning Commission finds the proposed development,
as conditioned, would be an attractive and compatible
addition to development in the area.
