<br />14. The project applicant shall prepare specific guidelines for the <br />open space easement areas and for the properties abutting them. <br />These guidelines shall be incorporated into the Oak Tree Farm <br />Landscape Guidelines prior to approval of the tentative map. <br />CC&Rs shall be prepared to the satisfaction of City staff, <br />indicating the responsibilities of each property owner regarding <br />improvement and maintenance of these "scenic easement areas". <br /> <br />Scenic easement areas shall be clearly indicated on the <br />tentative subdivision map, prior to approval. All easements and <br />restrictions shall be recorded on the deeds to the affected <br />properties, to the satisfaction of the Ci ty Attorney. <br />(modification of MM 3g) <br /> <br />visual Impacts <br /> <br />15. Mitigation of visual impacts of home construction on the upper <br />knoll shall include: <br /> <br />a. The project landscape design guidelines shall include <br />specific requirements for landscape installation for Lots <br />62-65. Landscaping for these homes shall be located on the <br />lot to screen those portions which are most visible from <br />Interstate 680. In particular, the use of a combination of <br />large-sized, fast-growing native species as well as <br />smaller-sized, additional oak trees (native to the site) <br />shall be required for these sites. Native plant materials <br />would provide less visual contrast with the existing <br />hillside vegetation and further reduce visual impact. <br /> <br />Ornamental plant and turf installation shall be limited as <br />much as possible on these lots, shall be located in areas <br />away from freeway visibility and shall be screened with <br />native vegetation to reduce visual contrast. (MM 5b) <br /> <br />b. Homes shall be located on these lots to take advantage of <br />as much of the native vegetation as possible. The <br />architectural design guidelines shall identify clearly the <br />preferred structure location for these lots. (MM 5c) <br /> <br />c. Homes on these lots shall be of a split-pad design to <br />better adhere to the natural contours of the hillside. <br />These homes shall be limited to 30 feet in height (measured <br />from lowest point of grade to roof ridge) to minimize the <br />visual conspicuousness of the homes. (MM 5d) <br /> <br />16. Mitigation of visual impacts on the Country Lane residents shall <br />include: <br /> <br />a. All homes along the northern property line (Lots 54-61) <br />shall be limited to one-story in height, measured from <br />lowest finished grade to highest roof pitch, below). This <br />limitation shall include both portions of split-pad lots. <br />(MM 5f) <br />
