<br />ii. White post and board fencing may be utilized along the <br />street side property lines of lots 31, 32, 21, 47, 20, <br />and 48 all of which border the main entry road. <br />iii. Fencing for pools and tennis courts shall be of welded <br />wire mesh, but must be screened by landscaping. Such <br />fencing for pools must meet UBC requirements, but <br />shall not exceed 72 inches in height. (modification <br />of MM 5v Hi) <br /> <br />iv. Fencing for tennis courts shall not exceed 12 feet. <br />Opaque dark green panels may be installed on the <br />interior side of such fences. <br /> <br />g. Liohtino (MM 5w) <br /> <br />1. A final site lighting plan shall be reviewed and <br />approved by the Design Review Board prior to approval <br />of the final map. <br />ii. The lighting plan should include "candlestick" type <br />lights along the project streets, low poles with cut- <br />off fixtures, and walkway type lights. All lighting <br />shall be screened from Foothill Road. <br />iii. Tennis court lighting shall be directed downwards, and <br />away from Foothill Road and adjacent residences. said <br />lights shall not exceed 15 feet in height. Mercury <br />lights shall be prohibited. <br />iv. The developer shall submit a detail of the proposed <br />street lighting for the project. The design of the <br />street lights shall be approved by the City Engineer. <br />If a lighting fixture is chosen that is not a PG&E <br />standard, the homeowners shall pay the difference <br />between the operating and maintenance charges between <br />the selected light and the city standard light. <br /> <br />83. Grading <br /> <br />In addition to restrictions listed in the OTFAG, grading of <br />building pads and lots shall be limited as follows: <br /> <br />a. For lots in Zones 3, 5 and 6: Except beneath the dwelling <br />unit or to accommodate the driveway, no more than 50 <br />percent of the building envelope area shall be changed from <br />its natural state as shown on the final map and in no case <br />shall grading cause a change of three or more feet in <br />natural grade. (modification of MM n i) <br /> <br />b. <br /> <br />Grading for all <br />building envelopes <br />landscape features <br />MM 5n H) <br /> <br />improvements outside of the defined <br />shall be limited to the installation of <br />defined in the OTFLG.
