<br />c. White post and board fencing may be utilized along the side <br />property lines between Foothill Road and the main <br />structure. <br /> <br />d. Setbacks and height limits for Class 1 accessory structures <br />shall be limited to locations within the building envelope <br />area. Said structures shall also maintain the main <br />structure setback from Foothill Road. <br /> <br />e. Privacy fencing should be setback a minimum of one-half of <br />the minimum 23 feet front setback distance (eleven and one- <br />half feet). All privacy fencing in the side yard and loop <br />road yard areas shall be subject to the review and approval <br />of the Planning Director. Privacy fencing shall consist of <br />welded wire mesh screened with landscaping. (modification <br />of MM 5u v) <br /> <br />f. Class II ~cc~ssory structures such as gazebos, patio <br />covers, sWimming pool changing rooms, and other non- <br />habitable structures, shall be located in the private side <br />or loop road yards. No lawn sheds shall be permitted <br />unless they do not exceed six feet in height. All <br />structures shall be located at least 5 feet from the <br />privacy fencing along the side property line, and a minimum <br />of three feet from all other portions of the privacy <br />fencing. <br /> <br />These standards shall be in addition to all other non-modified <br />standards listed in the OTFAG for Zone 1 homes. <br /> <br />82. The Oak Tree Farm Architectural Guidelines (OTFAG) shall be <br />modified to incorporate the following standards and design <br />requirements, particularly to mitigate potentially significant <br />visual impacts: <br /> <br />a. Buildina Heiaht <br /> <br />Building height shall be measured vertically from the <br />lowest point of grade to the highest roof ridge. Maximum <br />height for two-story structures shall be 30 feet. Maximum <br />height for one-story structures shall be 24 feet. Lots <br />which have an indicated building envelope area located on <br />a slope of 15 percent or greater may have a maximum <br />building height of 35 feet, measured vertically from the <br />lowest point of grade to the highest roof ridge. <br /> <br />b. Exterior Buildina Desians (MM 5r) <br /> <br />i. The number of building materials and exterior finishes <br />used for individual structures shall be limited. <br />Exterior building finish materials shall be limited to <br />two. Exterior building colors shall be limited to <br />three. <br />
