<br />BDIBIf "A" <br />Resolution No. PC-92-22 <br /> <br />conditions of Approval <br />case PUD-92-1 <br /> <br />1. The uses for the development shall be the permitted and <br />conditional uses of the R-1 One-Family Residential District as <br />listed in the Pleasanton Municipal Code. <br /> <br />2. Primary and secondary structures on Lots 1 through 40 shall <br />conform to Exhibit "D", "Building, Site, and Landscape Design <br />Guidelines for Walnut Glen Estates", dated, March 7, 1992. <br /> <br />3. The developer shall obtain all building and other applicable <br />City permits for the project prior to the commencement of <br />construction. <br /> <br />4. The development plan for Case PUD-92-1 shall conform <br />substantially to the site, landscape, and grading plans, and <br />building elevations, floor plans, materials, and colors, <br />Exhibit "A" (dated "Received March 6, 1992"), on file with the <br />Planning Department, except as modified by these conditions. <br /> <br />5. This development plan shall have no further validity, force, <br />or effect in the event that any of the following occur: <br /> <br />a) The applicant fails to receive growth management approval <br />within 2 1/2 years of the PUD approval; or <br /> <br />b) Subsequent to such approval, the applicant allows the <br />growth management approval to lapse. <br /> <br />6. The developer shall install street trees at the time of street <br />construction in a single row located 6' from the street curb <br />in a diagonal pattern to the existing trees located on the <br />site. The types of trees shall be an ornamental orchard type <br />tree, e.g., flowering plum, brad ford pear, etc. The type and <br />number of street trees shall be specified with the tentative <br />map. <br /> <br />7. The entry feature to be located at the project's entrance off <br />stone pointe Way shall be removed unless the applicant agrees <br />to its maintenance by a homeowners association. If the entry <br />feature is removed, the typical street section B-B shall be <br />changed to a 36' wide street with a 5' wide monolithic <br />sidewalk to match the development covered by PUD-91-15. <br /> <br />a. The developer shall implement the recommendations described <br />under Option One or Option Two of the "Cultural Resources <br />Assessment of Walnut Glen Estates, City of Pleasanton, Alameda <br />County, California" prepared for Alexander & Associates, by <br />Basin Research Associates, Inc. The decision to follow which <br />option shall be made by the developer prior to the tentative <br />map application to the satisfaction of the Planning Director. <br />If the developer provides a subsurface reconnaissance of the <br />site, said reconnaissance shall be submitted with the <br />tentative map application. <br />
