The proj ect is conditioned <br />to provide noise mitigation for the units <br />located within the 55 Ldn aircraft noise <br />contour -- 50 dBA in bedrooms and 55 dBA in <br />other rooms. All new and resold homes would <br />be subject to a real estate disclosure notice <br />indicating the location of the airport, <br />aircraft operational levels, and projected <br />noise levels. <br /> <br />Full public street improvements including <br />streets, curb, gutter, and sidewalks, and <br />adequate storm drain, sanitary sewer, water <br />service facilities and on-site utilities will <br />be installed by the developer. <br /> <br />2. The plan is consistent with the City's General <br />Plan: <br /> <br />By contributing to public park construction <br />within the specific Plan area, the project <br />conforms to the General Plan policy requiring <br />public amenities when density exceeds the mid- <br />point of the site's General Plan land use <br />designation -- in this case 20 units. <br /> <br />Proposed project density is 2.0 dulac, which <br />conforms to the Specific Plan's Low Density <br />Residential (<2 du/ac) land use designation <br />for the site. <br /> <br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />The site is surrounded by a variety of single- <br />family residential land uses. Design approval <br />by the Design Review Board is required for <br />each private lot. Guidelines are referenced <br />that will secure building design that is <br />compatible with surrounding land uses. <br /> <br />The site is essentially flat and <br />of existing and planned <br />development. <br /> <br />is in an area <br />residential <br /> <br />4. The grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br />
