PC-92-22 <br /> <br />RBSOLUTJ:ON RBCOHMENDJ:NG APPROVAL OF CASB PUD-92-1, THE <br />APPLICATION OF BRAD HIRST AND JAMES TONG <br /> <br />WHEREAS, Brad Hirst and James Tong has applied for planned unit <br />development (PUD) development plan approval of 40 15,000 <br />to 55,000 sq. ft. single-family custom lots on an <br />approximately 20 acre site located at 37l0, 3744, 3752, <br />and 3760 Trenery Drive; and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- Low Density Residential (LDR) District; and <br /> <br />WHEREAS, the proposed project is covered by the stoneridge Drive <br />Specific Plan EIR. Mitigation measures required of the <br />project by the EIR are incorporated in the project design <br />or are reflected in the draft conditions of approval, <br />therefore no additional environmental document was <br />prepared for this project; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The Stoneridge Drive Specific Plan <br />Environmental Impact Report has analyzed in <br />detail the potential effects of construction <br />on the subject property. Mitigation measures <br />proposed by the EIR to reduce the impacts to <br />an insignificant level have been constructed <br />by other projects, e.g, the intersection of <br />Stoneridge Drive and Stone pointe Way, or will <br />be constructed by this project, e.g, public <br />street access to the Chu property. The <br />applicant will contribute to the Specific Plan <br />improvements including, but not limited to, <br />constructing Stoneridge Drive and public <br />parks, widening EI Charro Road, improving the <br />EI Charro Road/I-580 interchange, and <br />constructing the Stoneridge Drive bridge over <br />the Arroyo Mocho. <br /> <br />The project site lies well outside the Airport <br />Land Use Commission's (ALUC) clear zone, <br />approach zone, and 65 CNEL noise contour <br />adopted for the Livermore Airport. The <br />adopted ALUC safety zone, which defines <br />compatible and incompatible land uses extends <br />
