<br />H. The proj ect developer shall finance a 4.6% share of the <br />following costs: widening of EI Charro Road, construction of <br />the stoneridge Drive bridge over the Arroyo Mocho Canal, <br />improvement of the E1 Charro Road/I-580 freeway interchange, <br />and construction of the 26 acres of public parks in the <br />Specific Plan area. Payment shall be determined with the <br />tentative map. <br /> <br />14. Extension of an interim street from the proposed cul-de-sac <br />off Glen Isle Avenue into the property covered by PUD-92-l <br />shall be reviewed with the tentative map. <br /> <br />l5. The developer shall implement the recommendations described <br />under option One or option Two of the "Cultural Resources <br />Assessment of stoneridge Orchards III, City of Pleasanton, <br />Alameda County, California" prepared for West View properties, <br />Ltd., by Basin Research Associates, Inc. The decision to <br />follow which option shall be made by the developer prior to <br />the tentative map application to the satisfaction of the <br />Planning Director. If developer provide a subsurface <br />reconnaissance of the site, said reconnaissance shall be <br />submitted with the tentative map application. <br /> <br />l6. with recordation of the final map, the project developer shall <br />enter into a deferred improvement agreement with the city for <br />the portion of stoneridge Drive to be located along the <br />southeasterly side of Lots 1-4. street construction shall <br />include, but not be limited to, curb, gutter, sidewalk, <br />landscaping, street structural section, signing and striping, <br />street lights, and underground utilities. Along with the <br />deferred improvement agreement, the developer shall post bond <br />for the street improvements. <br /> <br />17. The temporary drainage ditch at the south and west project <br />property lines shall be constructed of concrete unless <br />otherwise approved by the Directors of Planning and Public <br />Works. <br /> <br />l8. The applicant shall work with the Pleasanton Unified School <br />District and the city Planning Director to develop a program, <br />in addition to the school impact fees required by State law <br />and local ordinance, to off-set this project's long-term <br />effect on school facility needs in Pleasanton. This program <br />shall be designed to fund school facilities to serve new <br />development in Pleasanton. The method and manner for the <br />provision of these funds and/or facilities shall be subject to <br />approval of the city and shall be in place prior to approval <br />of the final map. In no event shall construction of <br />residential units in each project phase commence unless the <br />above method and manner for the provision of these funds <br />and/or facilities has been approved. <br />
