<br />EXHIBIT "A" <br />aeso1ution NO. PC-92-17 <br />Conditions of Approval <br />Case PUD-91-15 <br /> <br />1. The uses for the development shall be the permitted and <br />conditional uses of the R-1-6, 500 One-Family Residential <br />District as listed in the Pleasanton Municipal Code. <br /> <br />2. Except as otherwise modified by the development plan, the site <br />development standards shall be those of the R-1-6,500 zoning <br />district. <br /> <br />3. The developer shall obtain all building and other applicable <br />city permits for the project prior to the commencement of <br />construction. <br /> <br />4. The development plan for Case PUD-9l-l5 shall conform <br />substantially to the site, landscape, and grading plans, and <br />building elevations, floor plans, materials, and colors, <br />Exhibit "A" (dated "Received January 10, 1991"), on file with <br />the Planning Department, except as modified by these <br />conditions. <br /> <br />5. This development plan shall have no further validity, force, <br />or effect in the event that any of the following occur: <br /> <br />a) The applicant fails to receive growth management approval <br />within 2 l/2 years of the PUD approval; or <br /> <br />b) Subsequent to such approval, the applicant allows the <br />growth management approval to lapse. <br /> <br />6. <br /> <br />Unless otherwise noted, final building design shall <br />reviewed and approved by the planning Director prior <br />issuance of a building permit and shall incorporate <br />following revisions; <br /> <br />be <br />to <br />the <br /> <br />a) siding on Plans "c" and "D" shall be all horizontal wood <br />siding. On Plans "A" and "B", a mixture of vertical or <br />horizontal wood siding and stucco is acceptable with the <br />materials carried around to the sides of the structure to <br />a logical stopping point, e. g, the inside building <br />corners; and <br /> <br />b) Except for sliding doors, windows on all project <br />structures shall be gridded windows. <br /> <br />7. The front facade materials, including the accent materials and <br />wainscot, on similar buildings adjacent to each other shall be <br />alternated randomly to provide interest. The developer shall <br />provide a building siting plan prior to issuance of building <br />permits for review and approval by the Planning Director. <br /> <br />. <br />
