<br />SO. The Oak Tree Farm Architectural Guidelines (OTFAG) shall be <br />modified to incorporate the following standards and design <br />requirements, particularly to mitigate potentially significant <br />visual impacts: <br /> <br />a. Buildina Heiaht <br /> <br />Building height shall be measured vertically from the <br />lowest point of grade to the highest roof ridge. Maximum <br />height for two-story structures shall be 30 feet. Maximum <br />height for one-story structures shall be 24 feet. <br /> <br />b. Exterior Buildina Desians (MM 5r) <br /> <br />i. The number of building materials and exterior finishes <br />used for individual structures shall be limited. <br />Exterior building finish materials shall be limited to <br />two. Exterior building colors shall be limited to <br />three. <br />ii. Encourage the use of building materials which create <br />a more rural character to the home and which are used <br />frequently for other homes in the area, such as wood <br />siding. (modification of MM 5r ii) <br />iii. If stucco siding is used, these building elevations <br />shall be supplemented by other materials such as wood, <br />cobblestone, slumpstone, brick or stone. <br />iv. The use of imitation wood, brick, metal, log or <br />asphalt siding is prohibited. <br />v. A color palette for brick, stone, stucco and roof <br />materials shall be included in the guidelines. A <br />sample board shall be presented to the Planning <br />Director for review and approval and kept on file for <br />review. <br />vi. Brick shall be used in limited quantities, and should <br />be used only as an accent. Natural, earth-toned, <br />unglazed bricks should be used. <br />vii. Zone 1, 2, 3 and 6 lots shall have maximum roof <br />pitches of 6:12 <br /> <br />c. Floor Area Ratio (MM 5s) <br /> <br />i. Zone 4 & 5 lots, and the lower elevation lots of Zone <br />6 (Lots, 1,4, and S-l3) shall have FAR not to exceed <br />0.25. <br />ii. Zone 2 lots shall be limited to 0.15 FAR. <br />iii. Lots 62-65 shall have FAR not to exceed 0.20. <br />iv. Calculations of floor area ratio shall include any <br />garage area in excess of 650 square feet. <br /> <br />d. All 3 or more car aaraaes shall be of the side-entry type, <br />and shall be oriented away from the street side of the lot. <br /> <br />e. Accessorv structures (MM 5t, with modifications) <br />
