<br />78. (MM 9.G.3) The individual homeowners should avoid over- <br />irrigating landscaped areas. Excessive irrigation water is a <br />common cause of groundwater seepage problems. In addition, the <br />recommendations of the geotechnical engineer and engineering <br />geologist should be implemented by the lot owner's contractor <br />during lot grading. All cut and fill slopes should be inspected <br />by the engineering geologist during grading in order to locate <br />and evaluate any new springs which may be found during grading <br />operations. The location of all subsurface drains should be <br />shown on as-built drawings. <br /> <br />MOdifications to the Architectural Guidelines (OTFAG) <br /> <br />79. The standards for the Zone 1 lots listed in the Oak Tree Farm <br />Architectural Guidelines (OTFAG) shall be modified as follows: <br />(MM 5u) <br /> <br />a. The side setback requirements of the WFRCOD shall apply to <br />these lots. <br /> <br />b. The maximum floor area permitted for these homes is 4,500 <br />square feet, regardless of lot size. <br /> <br />c. White post and board fencing may be utilized along the side <br />property lines between Foothill Road and the main <br />structure. <br /> <br />d. Setbacks and height limits for Class 1 accessory structures <br />shall be limited to locations within the building envelope <br />area. Said structures shall also maintain the main <br />structure setback from Foothill Road. <br /> <br />e. Privacy fencing should be setback a minimum of one-half of <br />the minimum 23 feet front setback distance (eleven and one- <br />half feet). All privacy fencing in the side yard and loop <br />road yard areas shall be subject to the review and approval <br />of the Planning Director. Privacy fencing shall consist of <br />welded wire mesh screened with landscaping. (modification <br />of MM 5u v) <br /> <br />f. Class II accessory structures such as gazebos, patio <br />covers, swimming pool changing rooms, and other non- <br />habitable structures, shall be located in the private side <br />or loop road yards. No lawn sheds shall be permitted <br />unless they do not exceed six feet in height. All <br />structures shall be located at least 5 feet from the <br />privacy fencing along the side property line, and a minimum <br />of three feet from all other portions of the privacy <br />fencing. <br /> <br />These standards shall be in addition to all other non-modified <br />standards listed in the OTFAG for Zone 1 homes. <br /> <br />. <br />
