<br />c. Homes on these lots shall be of a split-pad design to <br />better adhere to the natural contours of the hillside. <br />These homes shall be limited to 30 feet in height (measured <br />from lowest point of grade to roof ridge) to minimize the <br />visual conspicuousness of the homes. (MM 5d) <br /> <br />15. Mitigation of visual impacts on the Country Lane residents shall <br />include: <br /> <br />a. All homes along the northern property line (Lots 54-61) <br />shall be limited to one-story in height, measured from <br />lowest finished grade to highest roof pitch, below). This <br />limitation shall include both portions of split-pad lots. <br />(MM 5f) <br /> <br />b. All homes along the northern property line shall maintain <br />a "low-profile" silhouette, with roofs not exceeding a 6:12 <br />pitch. (MM 5g) <br /> <br />c. The Landscape Guidelines shall include specific <br />requirements for landscape installation along the northern <br />(rear) property lines of Lots 54 -57. Vegetation shall <br />mature quickly enough to screen rear yards, yet shall not <br />be so dense as to preclude all views of the hillside from <br />the rear yards of the Country Lane homes. The project <br />Landscape Architect shall recommend the plant materials <br />best-suited to this purpose, and these shall be included in <br />the Landscape Guidelines, subject to the review and <br />approval of city staff. (MM 5h) <br /> <br />d. The project Architectural Design Guidelines shall indicate <br />building envelope areas which locate homes towards the <br />front of the lot, limiting construction of all structures <br />and recreation amenities (pools, spas, gazebos, etc.), in <br />the rear yard areas. (MM 5i, 2nd part) <br /> <br />e. Building pads for homes along the northern property line <br />shall be limited in the amount of fill, to ensure that the <br />natural grade is maintained as much as possible, and that <br />the homes do not "gain" height and impede the views, or <br />impact the privacy of adjacent residents. The amount of <br />fill for building pads shall not exceed three feet. (MM <br />5j) <br /> <br />16. Mitigation of visual impacts due to vegetation/tree loss include <br />the following: <br /> <br />a. Elimination of Lots 3, 4, 6 and 7. <br />
