<br />Schools <br /> <br />44. The applicant, with the Pleasanton Unified School District and <br />the city Planning Director, shall work to develop a program to <br />off-set this project's long-term effect on school facility needs <br />in Pleasanton. This program shall be designed to fund school <br />facilities necessary to offset this project's reasonably related <br />effect on the long-term need for expanded school facilities to <br />serve new development in Pleasanton. The method and manner for <br />the provision of these funds and/or facilities shall be subject <br />to approval of the city and shall be in place prior to approval <br />of any final map or building permits. In no event shall <br />construction commence unless the above method and manner for the <br />provision of these funds and/or facilities has been approved. <br />(Modification of MM 7q and 7r) <br /> <br />Parks <br /> <br />45. The developer shall pay all in-lieu park fees in effect at the <br />time grading permits are issued. <br /> <br />Noise <br /> <br />46. The OTFAG shall indicate that homes sited on noise-impacted lots <br />shall be designed to shield the rear yard areas from freeway <br />noise, and that solid fencing may be permitted in very limited <br />areas of the rear yard area of these lots (i.e. around pool and <br />patio areas ONLY), but said solid fencing shall be screened with <br />landscaping. Solid fencing shall consist of unpainted wood <br />(Modification of MM 8a) <br /> <br />47. Mechanical ventilation should be provided for homes to allow <br />windows to be closed to achieve indoor noise levels. Only <br />windows facing the freeway would need to be closed to achieve <br />the General Plan indoor noise goal of 45 Ldn. (MM 8b) <br /> <br />48. Homes located on hillside sites, particularly Lots 61 - 65, and <br />those along Foothill Road shall make use of construction <br />techniques to ensure that noise levels inside the home meet City <br />of Pleasanton standards. Such lots should be identified in the <br />project architectural design guidelines. (MM 8C) <br /> <br />Geoloqy, soils, Grading and Drainage <br /> <br />49. Prior to submittal of a tentative map, the developer shall <br />submit detailed geotechnical studies which determine all <br />dimensions of the berm and catchment areas near Lots 1, 2 and 5. <br />These areas shall be delineated on the tentative map preliminary <br />grading plan. If the city determines that the deflection berm <br />and catchment area cannot provide adequate riSk-protection under <br />the City's Safety Element "acceptable risk" policy, then the at- <br />risk lots must be eliminated from the plan. <br /> <br />11 <br /> <br />. <br />
