<br />d. A twelve foot wide left turn lane for northbound vehicles, <br />including any necessary transition, at the intersection of <br />Foothill Road and the project entrance street. <br /> <br />38. All utilities along Foothill Road shall be installed, or re- <br />installed, underground. <br /> <br />Fire Protection <br /> <br />39. The proposed emergency vehicle access road shall remain in <br />perpetuity for the life of the project. Maintenance of this road <br />should be provided by a homeowners' association, in accordance <br />with the requirements and specifications of the City Fire <br />Marshall. (MM 7i) <br /> <br />40. The existing dirt access road which traverses the hillside <br />portion of the site shall be designated as an emergency vehicle <br />access road and shall be maintained in a fashion acceptable to <br />the Pleasanton Fire Marshall. Maintenance of this road shall be <br />the responsibility of the individual property owner of the open <br />space lot. If the undeveloped portion of the property is not <br />included as project open space, under a homeowners' association <br />jurisdiction, the developer shall make provisions within any <br />deed to the open space property that there shall be a reciprocal <br />access agreement regarding the use of the road as an emergency <br />access road, and that the road shall be maintained in a manner <br />acceptable to the City's Fire Marshall. (MM 7j) <br /> <br />41. All homes shall be equipped with automatic residential fire <br />sprinklers and shall be constructed with Class B fire retardant <br />roofing. (MM 7k) <br /> <br />42. Fire hydrants shall be installed every 250 feet as required by <br />the city's Fire Marshall. (MM 71) <br /> <br />43. A wild fire management plan shall be required which identifies <br />areas of serious fire hazard and high risk. The Plan shall <br />anticipate fire risk associated with the construction of <br />residences and installation of project and private landscaping. <br />The plan shall recommend measures for brush control and <br />vegetation removal, while being sensitive to the needs of <br />existing fauna which may need vegetation for forage or shelter. <br />The plan shall be reviewed and approved by a qualified wildlife <br />biOlogist and the City's Fire Marshall. This plan shall be <br />incorporated into the project CC&Rs, and the Homeowners' <br />Association shall be responsible for management of the plan. <br />(MM 7m) <br />
