<br />DEGREE: Potentially significant and unavoidable. <br /> <br />FINDING: The Commission finds that implementation of mitigation measures which address <br />the type of street lighting, tennis court and residential lighting, and the requirement of a final <br />lighting plan are feasible and have been incorporated into the project design or into the project <br />by reference through conditions of approval, and will be effective in reducing the visual impacts <br />of this project to a less than significant level. These measures are 5w (items i through iv) of the <br />Final SEIR, page 5-25. <br /> <br />8. Homes on the Uonermost Knoll <br /> <br />IMPACT: The Commission finds that because the uppermost knoll on which homes are <br />proposed to be constructed have little vegetative cover, homes in this area would be a <br />conspicuous alteration of the landscape. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that implementation of mitigation measures requiring site- <br />specific appropriate landscaping, in combination with specific building pad areas and split-pad <br />building designs with 30 feet heights limits on houses are feasible and have been incorporated <br />into the project design or into the project by reference through conditions of approval, and will <br />be effective in reducing the visual impacts of this project to a less than significant level. These <br />measures are 5b, 5c and 5d of the Final SEIR, page 5-15 through 5-17. <br /> <br />9. Foothill Road <br /> <br />IMPACT: The Commission fmds that homes along Foothill Road without adequate setbacks <br />or the inclusion of open space areas between the lots as required by the West Foothill Road <br />Corridor Overlay District (WFRCOD) would create a loss of hillside views and a street view <br />dominated by structures. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: The Commission finds that the implementation of the WFRCOD Alternative <br />(Chapter 11, Figure 11-4 of the Final SEIR) with a modification of the Foothill Road setback <br />to a staggered setback requirement of 120 to 135 feet, in conjunction with other mitigation <br />measures requiring an increase in interior lot widths, and specific landscape and architectural <br />guidelines, are feasible and have been incorporated into the project design or into the project by <br />reference through conditions of approval, and will be effective in reducing the visual impacts <br />of this project to a less than significant level. These measures are 51 (a modification of the <br />WFRCOD Alternative), 50, 5q, 5r, 5s, 5t, 5u, 5v and 5w. <br /> <br />-7- <br /> <br />II <br /> <br />. <br />
