<br />Geology, Soils, Grading and Drainage <br /> <br />1. Landslide activity. slo.pe instability <br /> <br />IMPACT: The Commission finds that the extensive landslides on the site and potential for <br />slope instability may have a significant effect. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />IMPACT: The Commission finds that implementation of mitigation measures 9aol through <br />9a.11 and conditions of approval 49 and 50 are feasible and these measures have been <br />incorporated into the project design or into the project by reference through conditions of <br />approval, and that they will be effective in reducing the impacts of this project to a less than <br />significant level. <br /> <br />2. Gradin~ due to landslide renair <br /> <br />IMPACT: The Commission finds that grading due to landslide repair may have significant <br />visual, biological and topographic impacts and that such landslide repair as proposed now, <br />without additional detailed studies, may not achieve the City's "acceptable risk" policies. <br /> <br />DEGREE: <br /> <br />Significant. <br /> <br />FINDING: Although the SEIR recommends implementation of the Reduced Grading <br />Alternative (MM 5at6e), the Commission fmds that this mitigation measure places too severe <br />a limit on the development potential of the site, especially since the actual limits of landslide <br />repair areas are not definitively known. Therefore, the Commission finds that an appropriate <br />mitigating measure is to require preparation of detailed and definitive technical studies, prior to <br />approval of a tentative map, which indicates the extent of landslide repair measures. The <br />Commission may, at that time, elect to require elimination of lots whose creation would require <br />landslide repairs beyond those contemplated by the SEIR (Condition 50). The Commission finds <br />that this measure, in combination with MM 9a.l through 9a.ll, are feasible and these measures <br />have been incorporated into the project design or into the project by reference through conditions <br />of approval, and that they will be effective in reducing the impacts of this project to a less than <br />significant level. <br /> <br />3. Gradin~ for develo.pment <br /> <br />IMPACT: The Commission finds that generally, the project is sensitive to existing <br />topographic features, and that grading ~ due to development may have a potentially <br />significant impact in relation to soil erosion, differential fill settlement, expansive soil <br />characteristics, etc. <br /> <br />DEGREE: Potentially Significant. <br /> <br />-13- <br /> <br />. <br />
