<br />3. <br /> <br />The plan is compatible with previously <br />properties in the vicinity and the <br />topographic features of the site: <br /> <br />developed <br />natural, <br /> <br />The project is generally suited to the flat site. <br />While much of the surrounding development consists <br />of single family homes, there are also many pockets <br />of multiple family development in the vicinity, and <br />the subject site is currently developed in multiple <br />family uses. The units have been angled to <br />maintain privacy both for neighboring residents and <br />future residents of the new units. If conditioned <br />as recommended by staff to require that the end <br />units be "squared" in relation to the street, the <br />project would be aesthetically appropriate for the <br />neighborhood. <br /> <br />4 . Grading takes into account environmental <br />characteristics and is designed in keeping with the <br />best engineering practices to avoid erosion, <br />slides, or flooding to have as minimal an effect <br />upon the environment as possible. <br /> <br />The site is essentially flat, and preparation for <br />construction would involve a minimal amount of <br />grading. <br /> <br />5. <br /> <br />The streets <br />located to <br />landscape: <br /> <br />and buildings have been designed and <br />complement the natural terrain and <br /> <br />The project site is an "infill" parcel which would <br />not involve the extension of any new public <br />streets. Portions of the development on both <br />street frontages would be set back from the street <br />in a manner consistent with the variety present in <br />the mixed use (single and multiple family <br />residential) neighborhood. <br /> <br />6. <br /> <br />Adequate public safety measures have <br />incorporated into the design of the plan: <br /> <br />been <br /> <br />The public improvements associated with the project <br />would be consistent with City design standards. <br /> <br />7 . The plan conforms to the purposes of the PUD <br />District: <br /> <br />The proposed plan is consistent with the PUD <br />purpose which encourages imagination and housing <br />variety. The project also addresses a perceived <br />community need through the provision of rental <br />housing for seniors. <br />
