<br />< <br /> <br />PLANNING COHKISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-l3 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-91-10, THE <br />APPLICATION OF RED BEAR, INC. <br /> <br />WHEREAS, Red Bear, Inc. has applied for planned unit development <br />(PUD) rezoning and development plan approval to construct <br />a 22-unit senior apartment development on an <br />approximately 0.66 acre site located at 443-465 Division <br />street; and <br /> <br />WHEREAS, zoning for the property is R-1-6,500 (Single-family <br />Residential) District; and <br /> <br />WHEREAS, at their duly noticed hearing of February 12, 1992, the <br />Planning Commission, after considering all public testi- <br />mony, relevant exhibits, and recommendations of the city <br />staff concerning this proposal, recommended approval of <br />the proposed negative declaration for Case PUD-91-10; and <br /> <br />WHEREAS, the Planning commission makes the following findings: <br /> <br />1. The plan is in the best interests of the public <br />health, safety, and general welfare: <br /> <br />The proposed subdivision would meet City standards <br />for street and utility design. The project <br />incorporates several mitigation measures designed <br />to offset the impacts of the proposed development <br />on surrounding properties (including retention of <br />mature trees, ample new landscaping, fencing, and <br />orientation of units). The project would also <br />provide affordable housing for seniors. <br /> <br />2. The plan is consistent with the City's General <br />Plan: <br /> <br />The proposed project, as conditioned, conforms to <br />the General Plan standards for density and site <br />development. The project would be consistent with <br />the "high density residential" land use designation <br />for the property. The proposed gross density (33 <br />units per acre) would exceed the mid-point of 15 <br />units per acre on which General Plan buildout is <br />based. However, the higher density is offset by <br />the fact that the project would provide housing for <br />an identified segment of the population in need <br />(i.e. low income seniors) and would help the City <br />meets its regional fair share goals for affordable <br />housing. <br />
