<br />PLANNING COMMISSION CITY OP PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-92-ll <br /> <br />RESOLUTION APPROVING TENTATIVE TRACT MAP 6502, THE APPLICATION <br />OF SUNCREST TOWNHOMES/SUNWEST HORIZON, INC. <br /> <br />WHEREAS, Suncrest Townhomes/sunwest Horizon, Inc. has applied for <br />a vesting tentative map to allow the subdivision of an <br />approximately 2.16 acre site into 28 parcels (27 attached <br />single family dwelling lots and one common open space <br />lot) located generally east of the Old Santa Rita <br />Road/Santa Rita Road street intersection (3374-3442 Santa <br />Rita Road); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) <br />- High Density Residential District; and <br /> <br />WHEREAS, at their duly noticed public hearing of February 12, <br />1992, the Planning Commission considered all public <br />testimony, relevant exhibits and recommendations of the <br />city staff concerning this application; and <br /> <br />WHEREAS, a Negative Declaration of Environmental Impact was <br />prepared for this project prior to its review and <br />approval by the city council in March, 1991, and at that <br />time, the Council determined that the project would not <br />have any potentially significant adverse impacts on the <br />environment; and <br /> <br />WHEREAS, the Planning commission made the following findings: <br /> <br />1. The proposed map is consistent with the General <br />Plan. <br /> <br />The construction of the 27 units on the 2.3 acre <br />site would result in a gross project density of <br />approximately 11.7 units per acre. This density is <br />within the General Plan's High Density Residential <br />land use designation (8+ units per acre) for the <br />property. The proposed project would also be <br />consistent with other General Plan policies <br />encouraging infill development and the promotion of <br />a variety of housing types, including units which <br />are moderately priced. <br /> <br />2. The site is physically suitable for this type of <br />development and density. <br /> <br />The site is primarily flat, with little variation <br />in topography. There are no natural water courses <br />or woodlands which make this site unsuitable for <br />
