The design and overall size of the monument <br />sign shall closely match that of the existing Budget sign <br />(routed metal body with the sign copy and accent reveals <br />illuminated from within). <br /> <br />b. The sign proposed to be installed on the front (south) <br />elevation of the building shall be modified to a size and <br />design similar to the existing Budget sign (internally <br />illuminated channel letters mounted directly on the <br />stucco wall between the two entrances). The new Guaranty <br />sign may be mounted either above or below the Budget sign <br />(which may, if necessary, be raised or lowered to <br />accommodate a second sign). <br /> <br />c. The existing pylon sign at the northwest corner of the <br />site may remain in place. The sign shall conform <br />substantially to the modified elevation (incorporating <br />the identification for "Guaranty RV Centers"), dated <br />"Received, December 16, 1991," except that the words <br />"oregon Luxury Coach" shall be eliminated. The word <br />"Showcase" may be retained. The final design and content <br />of the sign shall be subject to review and approval by <br />the Planning Director. <br /> <br />The sign program changes noted above shall be submitted as <br />part of an overall sign program for the site for review and <br />approval by the Planning Director prior to installation. <br /> <br />8. That the applicant shall apply to Caltrans to landscape the <br />right-of-way along the highway corridor. This area shall be <br />maintained by the applicant unless otherwise determined by <br />Caltrans. A final landscape plan for the area, including an <br />estimate of the cost of the required landscaping, shall be <br />submitted, for review and approval by the Planning Director <br />within three months of occupancy, while at the same time a <br />performance bond will be in place. The landscaping shall be <br />installed within six months of the completion of the adjacent <br />freeway on-ramp. <br /> <br />9. That the developer shall obtain all building and other <br />applicable City permits for all interior and exterior building <br />modifications and related work prior to the commencement of <br />construction. <br /> <br />10. That the existing signs restricting truck parking along <br />Pimlico Drive shall be modified and/or replaced by the <br />applicant to include a restriction prohibiting the parking of <br />RV's on the street. The final design and content of the sign <br />shall be subject to review and approval by the Planning <br />Director. <br />
