<br />EXHIBIT B <br /> <br />Conditions of Approva1 <br />ReSOlution PC-92-8 <br />Case PUD-87-11-1M <br /> <br />1. That the use of the site and the physical modifications shall <br />conform substantially to the site plan, elevations, and <br />related materials, Exhibit A (dated "Received November 20, <br />1991"), on file with the Planning Department, except as <br />modified by these conditions. Any subsequent changes to the <br />exterior of the building shall be subject to separate City <br />review and approval pursuant to the normal city design review <br />process. <br /> <br />2. That, except as modified by these conditions, all conditions <br />of the original PUD approval for the Brookside/Budget <br />development (PUD-87-11j Ordinance No. 1332) shall remain in <br />full force and effect, including the restriction prohibiting <br />the servicing of vehicles on the site. <br /> <br />3. That no test-driving of RV's from this facility shall be <br />conducted on any residential neighborhood streets at any time. <br />Test-drives shall be conducted primarily on the freeway. <br /> <br />4. That all employee and customer parking spaces shall be clearly <br />designated as such through striping, painting, signage, or <br />other similar means approved by the Planning Director. These <br />spaces shall be maintained for their designated purpose, and <br />no display of sales or rental stock (RV's or autos) shall take <br />place in these spaces at any time. <br /> <br />5. That no more than 20 RV's and 31 autos shall be displayed or <br />otherwise stored on the site at one time. Changes to these <br />limitations may be allowed by the City subject to case-by-case <br />review through the PUD modification process. <br /> <br />6. That at no time shall balloons, banners, pennants, or other <br />attention-getting devices be utilized on the site, except as <br />allowed by Section 18.96.040K of the Zoning Ordinance for a <br />grand opening. Hot-air type balloons may be used for a grand <br />opening for a maximum of one day or in accordance with the <br />rules affecting such balloons for other businesses in the <br />city. At no time, however, shall spot lighting be used after <br />10:00 p.m. in conjunction with a grand opening. <br /> <br />7. The proposed signs for Guaranty RV Centers shown in the site <br />plan and elevations shall be modified as follows: <br /> <br />a. The desired signage for the pimlico Drive frontage shall <br />be consolidated into a single monument sign at the <br />location of the existing Budget sign. The sign shall <br />display identification for both Budget and "Guaranty RV <br />Centers". The words "Oregon Showcase" shall be <br />
