0'

PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-92-8

RESOLUTION RECOMMENDING APPROVAL OF A MAJOR MODIFICATION AS
FILED UNDER CASE PUD-87-ll-1M, THE APPLICATION OF GUARANTY RV
CENTERS

WHEREAS, Guaranty RV Centers has applied for a major modification
to an approved Planned Unit Development for Budget Car
Sales and Rental to allow the display and sales of
recreational vehicles (RV's) and related sign changes to
the site located at 4011 pimlico Drive; and

WHEREAS, zoning for the property is PUD (Planned Unit Development)
- Commercial District; and

WHEREAS, at their duly noticed hearing of January 8, 1992, the
Planning Commission considered all public testimony,
relevant exhibits and recommendations of the City staff
concerning this application; and

WHEREAS, projects of this nature are categorically exempt from the
requirements of the California Environmental Quality Act
(CEQA); and

WHEREAS, the Planning commission made the following PUD findings:

1. The plan is in the best interests of the public
health, safety, and general welfare:

The site can accommodate the RV's without
modifications to the parking and circulation areas.
If conditioned as proposed (prohibiting test-drives
through the adjacent residential neighborhood;
limiting the total number of vehicles which can be
stored on the site at one time), the modification
would not have a negative impact on the public
health, safety, and welfare.

2. The plan is consistent with the City's General
Plan:

The subject property is designated for "Retail,
Highway, and Service Commercial" uses in the
General Plan. The proposed use is consistent with
this designation. If conditioned as proposed, the
use would operate in such a way as to have a
minimal impact on surrounding uses, both
residential and non-residential.
