<br />EXHIBIT "A" <br />Resolution No. PC-92-7 <br />conditions of Approval <br />Case PUD-91-14 <br /> <br />1. That the proposed development shall conform substantially to <br />the site plan (11/13/91), grading plan (12/4/91), landscape <br />plans (11/13/91), and related materials, Exhibit A, on file <br />with the Planning Department, except as modified by these <br />conditions. <br /> <br />2. That, except as otherwise modified by the development plan or <br />conditions of approval, the uses and site development <br />standards for the development shall be those of the R-1-20, 000 <br />zoning district. <br /> <br />3. That, except as otherwise modified by the conditions of <br />approval, this approval shall also be subject to all <br />conditions set forth in the "summary of Agreements" concerning <br />the Beratlis site, dated May 21, 1990, attached hereto and <br />made part of this case by reference. <br /> <br />4. That the custom homes to be constructed on the lots shall be <br />subject to individual review and approval by the Design Review <br />Board prior to the issuance of building permits for each lot. <br />The homes shall be designed in substantial conformance with <br />the Design Guidelines for PUD-91-14, dated "Received December <br />4, 1991", on file with the planning Department, except: <br /> <br />a. (Add to Section III .A:) The height shall be measured from <br />the lowest point of the building where the house <br />intersects the finished grade to the highest peak of the <br />roof. <br /> <br />b. (Modifv section III.B as follows:) Lots 6, 7, 8, 9, 10, <br />and 11 to have a 25' rear yard setback with no structures <br />(above ground or below ground, including pools, patios, <br />decks, or other structures) allowed in the rear yard <br />setback. The same restriction shall apply to the area <br />setback 25 feet from the new western property line shared <br />with Lots 41 and 42 in vintage Heights II (Tract 5835). <br /> <br />c. (Modifv Section IILD as follows:) The maximum floor area <br />ratio (FAR) shall be 25 per cent. A maximum of 450 sq. <br />ft. of garage area may be exempted from the FAR. <br />Additional garage area above 450 sq. ft. (i.e. for 3-car <br />garages and larger) shall be included in the floor area <br />of the house in calculating the FAR. <br /> <br />d. (Modifv section III.E as follows:) House colors shall be <br />limited to earth tones. Accent colors such as steel blue <br />or deep maroon may be used with discretion in limited <br />amounts around doors, windows, and fascia trim, while <br />still encouraging individuality. <br /> <br />.. . r l . <br />
