-

PLANNING COMMISSION CITY OF PLEASANTON

ALAMEDA COUNTY, CALIFORNIA

RESOLUTION NO. PC-92-7

RESOLUTION RECOMMENDING APPROVAL OF CASE PUD-91-14, THE
APPLICATION OF CHRIS BERATLIS

WHEREAS, Chris Beratlis has applied for planned unit development
(PUD) rezoning and development plan approval for a 15-
lot, single-family residential development on an
approximately 8.9 acre site located at 10 Beratlis Place
(north of Crellin Road); and

WHEREAS, zoning for the property is A (Agriculture) District; and

WHEREAS, at their duly noticed hearing of January 8, 1992, the
Planning Commission, after considering all public
testimony, relevant exhibits, and recommendations of the
city staff concerning this proposal, recommended approval
of the proposed negative declaration for Case PUD-91-14;
and

WHEREAS, the planning commission makes the following findings:

1. The plan is in the best interests of the public
health, safety, and general welfare:

The proposed subdivision would meet City standards
for street and utility design. The project
incorporates numerous on-site and off-site
mitigation measures designed to offset the impacts
of the proposed development on surrounding
properties (including landscaping, irrigation, and
specific grading restrictions).

2. The plan is consistent with the city's General
Plan:

The proposed project, as conditioned, conforms to
the General Plan standards for density and site
development. The project would be consistent with
the "low density residential" land use designation
for the property. The proposed gross density (1.7
units per acre) would be slightly more than the
mid-point of 1 unit per acre on which General Plan
buildout is based. The density is offset by the
numerous mitigations incorporated in the plan.

3.

The plan is compatible with previously
properties in the vicinity and the
topographic features of the site:

developed
natural,
