<br />g. Perform street sweeping on a regular schedule, as <br />approved by the Director of Public Works, to minimize trash, <br />oil and grease, and other toxic urban runoff to creeks and <br />wetlands areas; <br />h. Maintain the salamander habitat area in accordance <br />with the Salamander Habitat Mitigation Plan, unless another <br />organization accepts the responsibility for environmental <br />protection or education purposes. Any alternative <br />organization is subject to approval of the Planning Director. <br />i. Maintain riparian areas outside of the golf course <br />in accordance with the Riparian Area Protection Plan; <br />j. Maintain the fire buffer areas, as recommended in <br />the Ruby Hill Fuel Management and wildfire Protection Plan; <br />k. Maintain the bat habitat area, as recommended in the <br />Ruby Hill Bat Survey; <br />I. Maintain the trees on the site, as recommended in <br />the Preliminary Tree Report for Ruby Hill; and <br />m. Assume maintenance responsibility after the one year <br />improvement guarantee period expires for each Final Map. <br /> <br />5. A natural habitat preservation booklet with <br />recommendations for homeowners for protecting creek water <br />quality and riparian habitat, preserving oak and other <br />valuable trees, protecting the California tiger salamander, <br />and minimizing conflicts with area wildlife shall be prepared <br />by qualified biological and horticultural consultants. The <br />booklet should discuss proper use and disposal of household <br />toxic substances, control of pets, a list of locally <br />indigenous, drought-tolerant, non-invasive plants for yard <br />landscaping, and other suggestions. This booklet shall be <br />provided to initial homeowners by the developers and to <br />subsequent homeowners by the property owners' association. <br />The developers shall submit a copy for approval by the <br />Planning Director. The document shall be presented to <br />potential buyers, who, prior to executing a purchase <br />agreement, shall acknowledge in writing that they have read <br />understand, and will abide by the information contained in the <br />booklet. The developers shall maintain records of these <br />acknowledgements, and copies of these records shall be made <br />available to the Planning Director upon request. <br /> <br />{end} <br />
