The proposed use shall conform substantially to the site plan and statement, Exhibit "A", <br />dated "Received November 30, 1995", on file with the Planning Department, except as <br />modified by these conditions. Minor changes to the plans may be allowed subject to the <br />approval of the Planning Director if found to be in substantial conformance with the <br />approved exhibits. <br /> <br />2. The applicant shall contact the Planning Department within two years of the approval of <br />the use permit and inform staff as to whether or not the lease will be renewed for more <br />than the original 3 year period. If the lease is not extended, then the applicant is allowed <br />to use the property for the third and final year of the lease subject to the conditions of <br />approval. If the original lease is renewed or extended, then the applicant shall contact the <br />Planning Director and submit plans showing permanent site improvements. Such <br />improvements shall include, but are not limited to grading and drainage of the site, <br />installation of any necessary stormdrain improvements, paving and striping of the lot, <br />installation of on-site landscaping, and participation in the planned road improvements to <br />Busch Road. All permanent on-site improvements shall be completed before the end of <br />the original 3 year lease period, unless otherwise required by the Planning Director. <br /> <br />3. No cleaning or repair work of vehicles is allowed on the site. The lot shall not be used <br />for the storage of inoperable vehicles. No cleaning of storage containers is allowed on <br />the site. <br /> <br />4. No signage or lighting is allowed without prior approval by the Planning Department. <br /> <br />5. More than incidental leakage from stored vehicles and containers is strictly prohibited. <br />Prior to commencement of the proposed use, the applicant and the property owner shall <br />submit written verification which states that the City is allowed to enter the site to inspect <br />for any leakage from the stored vehicles or containers. <br /> <br />II <br />
