<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-96 <br /> <br />RESOLUTION APPROVING THE APPLICATION OF ON-TOP CONSTRUCTION <br />FOR A CONDITIONAL USE PERMIT TO OPERATE A CONTRACTOR'S <br />WAREHOUSE, AS FILED UNDER CASE UP-95-74 <br /> <br />WHEREAS, On-Top Construction has applied for a conditional use permit to operate a <br />contractor's warehouse at 2126 Rheem Drive; and <br /> <br />WHEREAS, zoning for the property is PUD-I (Planned Unit Development - Industrial) <br />District; and <br /> <br />WHEREAS, at their duly notice public hearing of December 13, 1995, the Planning <br />Commission considered all public testimony, relevant exhibits, and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />A. The proposed location ofthe conditional use is in accordance with the <br />objectives of the zoning ordinance and the purpose of the district in which <br />the site is located. <br /> <br />Some of the objectives ofthe zoning ordinance are to foster a harmonious, <br />convenient, workable relationship among land uses, protect existing land <br />uses from inharmonious influences and harmful intrusions, and to insure <br />that public and private lands are used for the purposes which are most <br />appropriate and beneficial to the City as a whole. <br /> <br />The subject building is located in the industrial area along Rheem Drive <br />and is zoned to allow Industrial Park (l-P) district uses. One purpose of <br />the I-P district is to provide locations for uses that can operate in close <br />proximity to commercial and residential uses with minimum adverse <br />impacts. As designed and conditioned, the proposed use would be <br />compatible with the adjacent uses and the residences across Rheem Drive. <br />Truck traffic would not be great, loading and outdoor activities would be <br />located at the rear ofthe site away from the homes across Rheem Drive, <br />and the scale of the operations would be small. The applicant would be <br />required to mitigate any future nuisances which may occur as a result of <br />the proposed use. <br /> <br />II <br /> <br />II <br /> <br />. <br />
