In <br />addition, the beauty salon/massage therapy use will <br />not interfere with surrounding uses' ability to <br />operate. The anticipated number of clients will <br />not generate any unusual demands on existing <br />parking for the building or the surrounding <br />properties. As conditioned, the proposed use will <br />be compatible with adjacent office uses located <br />within the building. Even with the other existing <br />massage business in this building, the limited <br />floor area for the beauty salon/massage uses in <br />this building would not change the primary office <br />function and character of this building. The <br />applicant can also be required to mitigate future <br />nuisances as a result of the proposed use. <br /> <br />B. The proposed location of the conditional use and <br />the conditions under which it would be operated or <br />maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br /> <br />The subject business has been operating at the <br />subject site for approximately two years without <br />any complaints received by the City. Given the <br />proposed hours of operation, the projected number <br />of clients, and the size of the business, the <br />beauty salon with massage therapy service will <br />continue to not have any impacts on the surrounding <br />uses. Also, the proposed use will have adequate on <br />and off-street parking to meet project demand. <br />Professional beauty salons and massage studios tend <br />to be quiet and will not subject surrounding uses <br />to heavy truck traffic, hazardous conditions, or <br />other objectionable influences. <br /> <br />C. <br /> <br />The proposed conditional use will <br />of the applicable provisions <br />ordinance. <br /> <br />comply with each <br />of the zoning <br /> <br />The site's zoning conditionally permits the <br />establishment of another personal service business, <br />barbershop, which is similar in operation to beauty <br />salons and massage studios.
