<br />Resolution No. PC-95-90 <br />Page 9 <br /> <br />v) The homeowners association shall be empowered by the CC&R's to <br />ensure that garages remain available for vehicular parking. <br /> <br />vi) The homeowner's association shall be responsible for implementing all <br />storm water measures and for the maintenance of all private streets, <br />private utilities, landscaping, and other common areas and facilities on <br />the site. Landscaping shall be designed with efficient irrigation to <br />reduce runoff, promote surface filtration, and minimize the use of <br />fertilizers, herbicides, and pesticides which can contribute to storm <br />water runoff pollution. <br /> <br />vii) Trash and refuse cans shall be stored in the unit's garage except when <br />brought outside for collection. The trash/refuse can be stored outside <br />the garage from 12:00 p.m. the day preceding collection and 8:00 p.m. <br />the day of collection. <br /> <br />viii) The homeowner's association for this project shall share in the mainte- <br />nance costs of the recreation amenities located in the Alameda County <br />Transportation Corridor. <br /> <br />d. Curbs shall be designated as, "Fire Lane -- No Parking -- Tow-Away Zones", <br />in conformance to the standards established by the California State Vehicle <br />Code. The method of identification, e.g., signs, painted curbs, etc., shall be <br />determined at the tentative map stage. <br /> <br />e. The developer shall install directories at the entrance to "A" and "B" Streets <br />from Rialto Way and San Marco Way, and at the entrance to each court. The <br />directories shall show the location and addresses for each lot. The directories <br />off San Marcos Way and Rialto Way shall include a lighted map of "A" Street <br />and "B" Street and the locations of the motor courts off these streets. The <br />directories for the courts need not be lighted, but shall show the locations of <br />units and garages. The location and design of the directories shall be reviewed <br />and approved by the Planning Director before issuance of a building permit <br />and shall be shown on the fmal site plan. <br /> <br />f. Houses and fences shall implement the following siting standards: <br /> <br />i) Separation between the garage door and private street/court: eighteen <br />feet (18' 0") minimum for a "long" driveway, or three feet (3' 0") <br />maximum for a "short" driveway. <br /> <br />ii) Minimum building setbacks from private property lines: <br /> <br />II <br /> <br />. <br />
