<br />Resolution No. PC-95-90 <br />Page 10 <br /> <br />Rear Property Line: fifteen feet (15' 0") to a two- (2) story <br />wall and ten feet (10' 0") to a one- (1) story wall. <br /> <br />Side Property Line: minimum of four feet (4' 0"), provided <br />that the separations between one- (1) story building walls is <br />eight feet (S'), and the separation between two- (2) story <br />building walls is ten feet (10'). <br /> <br />iii) Minimum wall/fence setbacks: <br /> <br />Private courts and parking areas: four feet (4' 0") clear of <br />vehicle overhang. <br /> <br />Gibraltar Drive and Stoneridge Drive: Generally 33'; however, <br />the applicant shall work with staff regarding 2' - 3' <br />encroachments of the wall into the PSE. <br /> <br />iv) Minimum side building setbacks from "A" and "B" Street: ten feet <br />(10' 0") typical, six feet (6' 0") in limited instances where approved by <br />the Planning Director. <br /> <br />v) Minimum building/fence setbacks from San Marco Way and Rialto <br />Way: <br /> <br />Side: twenty feet (20' 0") <br /> <br />Rear: twenty-five feet (25' 0") typical, twenty-feet (20' 0") in <br />limited instances where approved by the Planning director <br /> <br />Fence: ten feet (10' 0"), fifteen feet (15' 0") typical. <br /> <br />The fmallocation of buildings and fences shall be shown at the tentative map <br />stage. Implementation of these standards with the map may involve minor <br />changes from the building locations shown on the development plan. <br /> <br />g. The developer shall disclose to the prospective purchasers of these units, the <br />location of the Valencia homes on the adjacent tract. The disclosure shall be <br />submitted to the City Attorney for review and approval before issuance of <br />building permits. <br /> <br />h. The following measures shall be applied to the location and design of the <br />perimeter soundwall facing Gibraltar Drive and Stoneridge Drive: <br />
