<br />PLANNING COMMISSION CITY OF PLEASANTON <br /> <br />ALAMEDA COUNTY, CALIFORNIA <br /> <br />RESOLUTION NO. PC-95-90 <br /> <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />SIGNATURE PROPERTIES FOR DEVELOPMENT PLAN APPROVAL AS <br />FILED UNDER CASE PUD-81-30-60D <br /> <br />WHEREAS, Signature Properties has applied for development plan approval of a clustered <br />145-unit, single-family detached residential development located on a 15.41 <br />acre site in the Hacienda Business Park (Lot SA located on the northerly side <br />of Stoneridge Drive between Gibraltar and Tassajarra Creek); and <br /> <br />WHEREAS, zoning for the property is PUD (Planned Unit Development) - HDR (High <br />Density Residential) District; and <br /> <br />WHEREAS, at their duly noticed public hearing of November S, 1995, the Planning <br />Commission considered all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this application; and <br /> <br />WHEREAS, the Planning Commission determined that the proposed project is covered by <br />the Negative Declaration previously approved for Case PUD-SI-30-55D; and <br /> <br />WHEREAS, the Planning Commission made the following findings: <br /> <br />1. The proposed development plan modification is in the best interests of <br />the public health, safety, and general welfare: <br /> <br />Potential traffic noise impacts can be mitigated by a combination <br />of a 6' tall solid perimeter masonry wall constructed along the <br />rear and side property lines of the proposed lots directly facing <br />Gibraltar and Stoneridge Drives, by special window glazing <br />and/or double glazing on windows and sliding doors, and by <br />equipping the homes with mechanical forced-air ventilation. <br />Noise attenuation measures which will reduce present and future <br />exterior and interior noise levels to those specified in the Noise <br />Element of the Pleasanton General Plan, are recommended by a <br />noise assessment study for this project and are incorporated into <br />the project's site and building design as recommended conditions <br />of approval. <br /> <br />According to the United States Department of Housing and <br />Urban Development Flood Hazard Maps, no portion of the site <br />will be affected by the 100-year or the 500-year floods. <br /> <br />II I I I <br />
