The proposed location of the conditional use and the conditions under <br />which it would be operated or maintained will not be detrimental to the <br />public health, safety, or welfare, or materially injurious to the properties <br />or improvements in the vicinity. <br /> <br />Generally, the addition of one secondary unit in a neighborhood of single- <br />family residences will not impact the existing infrastructure. Conditions <br />of approval have been included to ensure that the secondary unit will not <br />be detrimental to the public health, safety, or welfare. <br /> <br />C. The proposed conditional use will comply with each of the applicable <br />provisions of this chapter. <br /> <br />The existing secondary unit is located within the existing single-family <br />dwelling. The existing home has been designed to comply with all <br />applicable development standards and meets the Building Code <br />requirements. <br /> <br />WHEREAS, projects of this nature are categorically exempt from the requirements of the <br />California Environmental Quality Act (CEQA); and <br /> <br />WHEREAS, the Planning Commission determined that the proposed conditional use, as <br />conditioned, is appropriate. <br /> <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br /> <br />Section 1. Approves Case UP-95-51, the application of Steven Slipka for a conditional use <br />permit to establish a secondary unit within a single-family home located at 4074 <br />Suffolk Way, subject to the conditions shown on Exhibit "B" attached hereto and <br />made part of this case by reference. <br /> <br />Section 2.
