The proposed location of the conditional use and the conditions under which it would be operated or maintained will not be detrimental to the public health, safety, or welfare, or materially injurious to the properties or improvements in the vicinity. Generally, the addition of one secondary unit in a neighborhood of single- family residences will not impact the existing infrastructure. Conditions of approval have been included to ensure that the secondary unit will not be detrimental to the public health, safety, or welfare. C. The proposed conditional use will comply with each of the applicable provisions of this chapter. The existing secondary unit is located within the existing single-family dwelling. The existing home has been designed to comply with all applicable development standards and meets the Building Code requirements. WHEREAS, projects of this nature are categorically exempt from the requirements of the California Environmental Quality Act (CEQA); and WHEREAS, the Planning Commission determined that the proposed conditional use, as conditioned, is appropriate. NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON RESOLVES THE FOLLOWING: Section 1. Approves Case UP-95-51, the application of Steven Slipka for a conditional use permit to establish a secondary unit within a single-family home located at 4074 Suffolk Way, subject to the conditions shown on Exhibit "B" attached hereto and made part of this case by reference. Section 2. This resolution shall become effective 15 days after its passage and adoption unless appealed prior to that time.
